What are your housing options?

We strictly sell homes within our Communities. We do not offer rentals at this time. At times, we do have homes that are for sale for removal from our Communities as we upgrade. 

Am I able to obtain a loan?

Yes, our office works directly with lenders specific to manufactured housing. 

Can I buy a home for someone else?
What will I need financially to purchase a home?

No. Our office policy is that all homes must be owner owned and owner occupied. Lenders also do not permit "buy-fors" and so we align ourselves with that policy as well. Subleasing is also strictly prohibited. 

Regardless of whether you are purchasing your home with cash or financing, a minimum down payment of 10% is required. Buyers must also provide proof of funds sufficient to cover all closing costs, lender fees (if applicable), prorated lot rent, and one month's security deposit due at closing.

For the purchase of a pre-owned home, buyers may also be responsible for reimbursing the seller for any remaining propane and/or heating oil, depending on the policies of the utility company involved. You are also financially responsible for any cost incurred for setting up new utility accounts.

Prior to closing, Blue Sky Homes LLC requires proof of homeowners insurance that includes a minimum of $300,000 in personal liability coverage.

How do I apply for a home?

Applications are available at our main office and also can be found under the "Documents" tab. Prospective tenants must provide proof of income, references, and undergo a credit and background check, which is $20 per person over the age of 18 who will be residing in the home. Please note that we do not accept applications on a rolling basis. Applications are only accepted and processed when an offer is made and accepted on a particular home. 

Are pets allowed in the community?

Yes, pets are welcome! We have specific breed and size guidelines to ensure community safety. Please contact management or our "Documents" tab for our full pet policy. Please note that our pet policy as well as breed and size restrictions are subject to change without notice.

Do I need a lawyer since I am buying a home?

No. In New York State, purchasing a manufactured home in a Community does not require you to hire an attorney for closing. All Closings are held in the office by our Blue Sky team. We are here to walk you through every stage of the process.

What are the community rules?
What are the lease terms?

We maintain standards regarding noise, lawn care, and home exterior maintenance to preserve property values and a peaceful environment for all.

We offer one-year leases for all tenants.

Does lot rent increase each year?

Yes. In order to maintain our Community, lot rent does increase each year. However, New York State Manufactured Home Law caps all lot rent increases to 3.00% per lease cycle. However, if a tenant does an exterior improvement that raises the assessment of their lot, if there is a capital improvement project that is done within the Community, etc., Community owners are permitted to increase lot rent up to 6.00% in that given lease cycle.
